Important

This calculator provides an estimate only. Stamp Duty rules are complex and can change. Your solicitor will confirm the exact amount due when you purchase. For properties in Scotland or Wales, different taxes apply (LBTT and LTT). Always verify current rates on gov.uk.

Common Questions

When do I pay Stamp Duty?

Stamp Duty must be paid within 14 days of completing your property purchase. Your solicitor will usually handle this for you as part of the conveyancing process.

What is first-time buyer relief?

First-time buyers purchasing a property up to £625,000 pay no Stamp Duty on the first £425,000, and 5% on the portion between £425,001 and £625,000. If the property costs more than £625,000, standard rates apply to the whole purchase.

What's the additional property surcharge?

If you're buying an additional property (such as a buy-to-let or second home) and you already own another property, you'll pay an extra 5% on top of the standard rates. This applies to the entire purchase price.
