First-Time Buyer Mortgages in Crewe — A Practical Guide

What Does It Cost to Buy in Crewe?
Crewe has some of the most accessible property prices in South Cheshire. That's not a backhanded compliment — it's a genuine opportunity for first-time buyers who want to get on the ladder without stretching themselves to breaking point.
A two-bedroom terraced house in areas like Wistaston, Coppenhall, or off the Nantwich Road typically comes in between £130,000 and £165,000. Three-bedroom semis on established estates are often available between £170,000 and £220,000. The newer developments on the edge of town — particularly around the Leighton area — tend to be slightly higher, but still competitive compared to neighbouring towns.
For a first-time buyer looking at a £150,000 property with a 5% deposit, you'd need £7,500 saved. That's a realistic target for a lot of people who've been renting and saving. At 10%, it's £15,000 — still achievable, and it opens up more options.
How Much Can You Borrow?
Most lenders will consider lending around 4 to 4.5 times your annual income. On a salary of £28,000, that's typically £112,000 to £126,000. On a joint application with a combined income of £50,000, you might be looking at £200,000 to £225,000.
These are rough guides — your actual figure depends on your outgoings, credit history, and the lender's criteria. The only way to get a real number is to go through the process properly.
A Decision in Principle takes about 5 minutes and costs nothing. It tells you what you could borrow and puts you in a much stronger position when you're viewing. It doesn't affect your credit score.
Crewe's Property Market — What's Actually Happening
Crewe has been through a lot of change over the last decade. The town centre regeneration has been slow, but it's happening. The arrival of new employers and the continued strength of the rail industry have kept demand steady.
For first-time buyers, the key point is this: Crewe offers entry-level prices that are genuinely competitive, and the rental market is active enough that buying often makes more financial sense than continuing to rent. With mortgage rates having come down through 2025 and into 2026, the monthly cost of owning is closer to the cost of renting than it's been for several years.
The town also has good commuter links. Crewe station connects directly to Manchester, London, Birmingham, and Liverpool — which means buyers who work elsewhere can still access Crewe's more affordable prices.
What Are the Actual Steps?
Step 1 — Get a Decision in Principle. Before you start seriously viewing, you want to know what you can borrow. I'll do this with you — it takes about 5 minutes.
Step 2 — Find a property. Estate agents active in Crewe include Stephenson Browne, Reeds Rains, and several independent agents. Rightmove and Zoopla are worth monitoring daily for new listings.
Step 3 — Make an offer. Having a Decision in Principle in place shows the seller and estate agent you're a serious buyer who can proceed.
Step 4 — Full mortgage application. Once your offer is accepted, I'll submit the full application. You'll need payslips, bank statements, and proof of deposit — I'll tell you exactly what's needed.
Step 5 — Survey and mortgage offer. The lender arranges a valuation. For older properties in Crewe, I'd recommend an independent survey too. Once the lender is satisfied, they issue a formal mortgage offer.
Step 6 — Exchange and completion. Your solicitor handles the legal work. Exchange is when the deal becomes legally binding. Completion is when you get the keys.
Most straightforward cases take 8–14 weeks from offer accepted to completion.
Stamp Duty for First-Time Buyers in Crewe
As a first-time buyer, you benefit from Stamp Duty Land Tax relief. From April 2025, the threshold returned to its standard level — first-time buyers pay no stamp duty on the first £300,000 of a property's value (for properties up to £500,000).
On a £150,000 property in Crewe, you'd pay no stamp duty at all. On a £200,000 property, still nothing. This is a meaningful saving — and one that's particularly relevant in Crewe, where most first-time buyer properties fall well within this threshold.
