Mortgage Rates Are Falling in 2026 — Here's What It Means If You're Buying or Remortgaging in Alsager
Rates have been moving in the right direction this year. If you're a first-time buyer saving your deposit in Alsager, Sandbach, or Crewe — or you're coming to the end of your first fixed rate deal — this is worth reading.
I'm Rob, your local mortgage broker based here in Alsager. I work with first-time buyers and first-time remortgagors across this area. Here's what's actually changed, and what it could mean for you.
What's Happened to Rates in 2026
Several major lenders have cut their rates since the start of the year:
- Halifax reduced their 95% LTV product — the one most first-time buyers use — from 5.89% to 5.79%
- Santander cut their 5-year fixed from 5.89% to 5.74%
- Nationwide reduced their 2-year fixed from 5.64% to 5.49%
- Barclays cut their 5-year fix from 5.81% to 5.68%
These aren't huge drops, but they're real. On a £180,000 mortgage — roughly in line with average first-time buyer purchases in this area — the difference between 5.89% and 5.74% works out at around £18 a month. That's over £1,000 across a 5-year fixed term.
The direction of travel is downward. Lenders are competing harder for business, and that's generally good news for buyers.
If You're a First-Time Buyer in Alsager or Nearby
The 95% LTV market — where you only need a 5% deposit — has improved this year. More lenders are offering products at 95% LTV than at any point in the last two years.
What this could mean for you:
You may need less deposit than you think. On a £180,000 property in Alsager, a 5% deposit is £9,000. That's achievable for a lot of people who've been told they need to save more first.
Monthly payments may be more manageable now. A 5-year fixed at 5.79% on £171,000 (95% of £180,000) works out at roughly £1,080 a month. That's comparable to — and in some cases less than — renting locally. (This is for illustration only — your actual rate and payment will depend on your circumstances.)
A Decision in Principle costs nothing. It takes about 5 minutes, doesn't affect your credit score, and gives you a clear picture of what you could borrow. If you've been putting it off because you're not sure you're ready, a Decision in Principle is a sensible first step. No commitment, no pressure.

If You're Coming to the End of Your First Fixed Rate
If you bought your first home two or three years ago, your fixed rate is probably ending soon — or it may have already ended. This is the moment that catches a lot of first-time remortgagors out.
When your fixed rate ends, your lender automatically moves you onto their Standard Variable Rate (SVR). Most SVRs right now are sitting at 7%+. On a £180,000 mortgage, that could mean paying significantly more each month than you would on a new fixed rate deal.
You don't have to stay with your current lender. As a first-time remortgagor, you can look at options across a wide range of lenders. I'll compare what's available and help you find a suitable option for your situation.
It's worth starting conversations 3–4 months before your deal ends. You can often lock in a rate now that won't start until your current deal finishes. If rates change before then, we can look at whether switching makes sense.
The process is simpler than your original application. No estate agents, no surveys in most cases, no chain. Just paperwork and a new deal.
If your fixed rate ends in the next 6 months, now is a good time to have a conversation. I'll tell you what's available and whether remortgaging makes sense for your situation.
The Bigger Picture for Alsager and Surrounding Areas
The property market in Alsager and the surrounding towns has held up well. Properties are still selling, first-time buyer demand is strong, and falling rates are bringing more buyers back into the market who had been sitting on the fence.
For anyone who's been waiting for "the right time" — conditions right now are more favourable than they were 12 months ago. Rates are lower. Lenders are competing. The 95% LTV market is more accessible than it's been in years.
I'm not going to tell you it's the perfect moment, because nobody knows that. What I can say is that it's worth having a conversation and understanding where you stand.

First-time remortgagors: If your deal ends in the next 6 months, get in touch now. I'll look at what's available and explain your options clearly.

Rates mentioned are for illustration only and correct as of May 2026. Rates change daily. Your actual rate will depend on your individual circumstances, deposit size, and the lender's criteria at the time of application. Your home may be repossessed if you do not keep up repayments on your mortgage. Think carefully before securing other debts against your home.
